What We Are Up To
What a month October was! You might want to grab a cup of tea or coffee as we have been busy!
It started with the Trust Your Talent Annual InvestED Conference in Toronto which was a blast! It was great to see everyone and hear what everyone is up to. TYT held Advanced Seminars with relevant topics to the real estate industry right now. This year, there were also panel discussions, and as a Freedom Fighter, I was asked to participate in two of them – How to Build and Optimize an Investing Power Team In Any Market and How to Create a Sustainable and Growing Portfolio in any Market. I was a little nervous beforehand as we didn’t know what the questions would be however I had a lot of fun with the other panelists and enjoyed sharing my experiences and learnings so far.
The awards gala was so fun and a great way to celebrate all the award winners this year. As the first inductee into the Hall of Fame last year (because I had won all the awards), I had the honour to go up on stage and present this year’s Hall of Fame Award Winner. It was doubly special as the recipient was Melissa who is one of my business partners and dear friend.
I am so proud of her!
This was such a valuable conference to attend with learning, networking and celebrating. Another new course was also announced this year which will help with my travel lifestyle!
I can’t wait for next year’s InvestED conference which will be held in Calgary in October.

On the Monday, those of us still in town who are Trading Paper Assets got to tour the CMC Markets office in Toronto. This is the platform we use to trade futures. It is a great form of income, doesn’t take much time each week and has an amazing ROI. Reply to this email or message me if you want to learn more about it. I knew absolutely nothing about trading before and the course TYT offers and the auto trading program make it easy!
Sunset Sold!
Our big development project in Fredericton New Brunswick finally closed at the end of the month! From the time we purchased it almost 3 years ago to closing, it had many challenges, learning opportunities and some really wonderful tenants. My favourite was 82 year old Patrick, who was neat as a pin and always put on his fedora when he went out to "meet the ladies".
My partners on this project, Melissa and Wendy, were the perfect partners to navigate all the changes and pivoting we had to do. We had so many late night zoom conversations as we strategized, planned, pivoted and learned. We made a great team and each of us played a valuable part in this project.
We learned so much on this project including what a Balloon Frame Structure is (and what happens to the walls and roof when a previous owner cut recess shelving into it and didn't support it), that it can take over 2 years to rezone two vacant pieces of land into the property, that a city can make you redo plans 4 times each time they change their mind, that long term tenants build a great community that look out for each other, that it is extremely hard to help a hoarder, that the government (at all levels) is the biggest risk you need to underwrite for, and so much more.
We are very proud of all the work we did to get this project rezoned with plans to build 55 units and wish the new owners the best on taking this project to the finish line.
We are excited to be back in acquisition mode and what we will work on next! Stay tuned!
One of the best parts of the sale finalizing, was returning all of the capital and the final interest payments to our private lenders and investors. There have been a lot of very sad stories in the news lately of investors not honoring loan agreements and promissory notes. At Correa Equity Partners, Integrity, Transparency, and Honest Communication are key and we will always honour these commitments. I spent 4 hours on Friday running around to the various banks to return funds to those who invested with us. A very special return was to two dear friends who aren’t real estate investors, however watched what I was doing and asked to invest $50k. It was a great feeling when I sent them a monthly interest cheque ea month and safely returned all of their initial capital that they trusted me with.

We also had a couple of big family events this month – my Birthday, a family trip to Hawaii where we held our annual Board Meeting, and a trip to Toronto for Mikaela’s graduation with her Masters of Science in Occupational Therapy. So much to celebrate and be grateful for!
What is coming up in November? Looking to Buy: We are back in acquisition mode and are heading to Edmonton for a week to meet with power team members and look for properties. We have some very specific “Buy Boxes” determined and will be patient until we find the right ones. If you are interested in investing with us in Alberta, please reach out!
We are also hosting our 4th Annual Ugly Christmas Sweater Party at the end of the month which is always a blast. If you will be in the Vancouver area, let us know and you can join in the holiday festivities.

The Women

This month I decided to share a physical book I read while I was in Hawaii (I read 4 books that week lol) as I think it is very timely with Remembrance Day coming up. The book follows a young girl in the 60’s and 70’s as she volunteers as an army nurse in Vietnam and the battles she faces when she returns home. It was heartbreaking to read about the horrific devastation she lived through during the war and equally sad to read about how she was vilified and spat on when she returned home or was told there weren‘t any women in Vietnam so she didn’t qualify for the Veterans assistance to deal with her PTSD. The struggles and shame she went through after sacrificing so much for her country are still happening for veterans today.
No matter what your feelings on war are, it is important to remember and support the men and women who sacrifice so much including sometimes their lives so that we have the freedoms we often take for granted.

One of my VA’s just shared this with me and I haven’t had a lot of experience with it yet, however thought it was worth sharing. I am excited about the uploading of your resources and having them turned into a deep dive discussion or podcast to listen to on the go. There is always so much reading to keep up with the market conditions, that this will be helpful to listen and learn on the go. It will also summarize information you upload, make connections for you between topics and site sources – basically a personalized AI Research Assistant.
