February may be a short month however, there was no shortage of action at Correa Equity Partners!


Edmonton Projects

Flip Update: The transformation is real!!


This project is getting so exciting. We are at the drywall stage and now you can really see the flow and design changes we have made come to life and make this home special.


Basement Dungeon, Gone! Now a bright and inviting family space.

Energy Efficiency Upgrade: New windows installed for warmth and savings.

Luxury Addition: A brand-new ensuite in the primary bedroom.

Cramped Kitchen, No More! A stunning new heart-of-the-home is taking shape. I envision many family gatherings around the island.

All windows have been replaced for energy efficiency and warmth


A new ensuite for the main bedroom has been added

Infill #1: Full Steam Ahead!

Engineering and plans are almost complete, and we will be applying for permits soon, aiming to break ground by August or September. Construction financing is underway, and an “As Complete” appraisal is ordered.


One surprise? When our realtor checked after we took possession, it was FULL of junk and yes, even an old car in the garage! Nothing we can’t handle!


Working with my cousin Donna and her husband Greg on this one has been such a fun and rewarding experience.




Infill #2: A Surprise Deal -Just over 6 hours Start to Finish!

Yes, you read that right - Infill #2 happened fast! It started with a text from one of my realtors at 12:59pm with a listing and this message:

I was on a plane to Vegas for a personal development seminar. As we were taxing down the runway, I took a quick look - it was exactly what I was looking for. I sent a few questions to my realtor and said I would put in an offer when I landed.


By the time I landed and got to the hotel, I had done my due diligence and had the answers to my questions. I put in my offer just before the seminar started, and an hour in, I got this message:

From start to finish in just over 6 hours and more than ½ of that was on a plane! Lol. When you are clear on what you want and act fast, things happen.


I am thrilled to be partnering with Wendy (from our Sunset project in Fredericton) on this one. Our other partner on that project Melissa, will also be providing an important supporting role on this project.

Stay tuned as we transform this bungalow into 8 beautiful places to call home.


Selling

I’ve also got two accepted offers on properties from my portfolio:

New Brunswick Property: Not performing to our standards - time to move on.

Calgary Property: Has performed well and has hit a great peak - perfect time to sell and redeploy the capital.


As we have learned through our TYT Education, we buy and sell to buy and hold. Some of this capital will fuel our infill projects, while some will be put to work in my paper asset trading account.

Personal Growth: 5 Days of Mastery in Vegas

I recently attended PSI Seminars’ Mastery Event in Las Vegas. The facilitators at this event were incredible and have been in the personal development world for decades. I walked away with a much deeper understanding of the concepts I learned at The Basic Seminar - down to my “gut” instead of just at the cerebral level.


We all live by our “context” which includes in part the people in it, the stories we tell ourselves, and the limiting beliefs we hold. When we learn more, discover more, experience more, our context expands and allows for so much more in our lives. Two years into this journey, I can honestly say: my life is fuller, richer and more fulfilling than ever.


I was asking my youngest daughter if she had noticed any changes in me as I knew the changes, however, wasn’t sure if they were visible to the world. She said “Oh yes, mom! You are way more chill, you seem happier and have so many friends, you prioritize taking care of yourself, and you let me do me, not me do you, which I appreciate. (in other words, I don’t try to solve all her problems lol). I always know you are there if I need you though.” And that my friends, is why personal development is so important. No matter how wonderful you are, there is always room for more in your life ◡̈ I HIGHLY recommend taking the 3 Day Basic Seminar, reach out if you want to know more about it. What I'm listening to on Audible


Stress Less, Accomplish More

This book is all about a meditation technique designed for high achievers (yes, the ones who “can’’t quiet their minds”, like me! 😂).


Now before you tune out, hear me out. I have tried meditating before and I could never quiet my mind and the few times I did, I fell asleep lol. Emily teaches the Ziva Method of meditation, mindfulness and manifestation and thoughts are allowed!


Emily talks about the importance of two 15-minute mental breaks daily, comparing one session to the equivalent of a 90 minute nap!


Potential Benefits:


  • Lower stress levels

  • New opportunities that stress was blocking

  • Increased energy

  • Better sleep

  • Stronger immune system

  • Sharper intuition

  • Easier choice making

  • More creativity and flow state



I have just started practicing so can’t give you personal wisdom yet, however if even just a few of these benefits show up, it will be worth incorporating this into my day. Let me know if you try it.

I received these tips in an email from RBC and they are a great reminder so thought I would share.


Tips for protecting yourself and your legacy from fraud


As fraud schemes grow more sophisticated, staying informed helps protect your personal and financial information. Many scams start with a phone call, email or text that appears to be from your bank, a well-known company or a new charity, claiming a security alert, missed delivery or urgent donation request.


These scams share a common tactic: a request for sensitive information, such as account numbers or passwords, through calls or links. To help protect yourself:


1. Use multi-factor authorization to access accounts

Adds an extra layer of security


2. Protect your PIN

Do not reveal your PIN to anyone, including employees of RBC, family members and friends.


3. Ensure each password is unique

Use a password manager to stay on top of passwords and keep personal accounts more secure. (I love Last Pass for this)


4. Be cautious of what you and your family share online

Scammers scrape social media looking for potential victims’ personal details; they use that information to trick the victims into engaging with them. This is known as social engineering and it’s a key tactic used to commit fraud.


5. Keep your computers, devices and networks up to date.

The most basic defense is to set your laptop, phone, tablet or software to automatically update and receive security patches.


The Canadian Centre for Cyber Security offers detailed tips on securing your devices. You may also wish to review RBC’s Cyber Security page.


6. Ignore calls, texts and emails that ask for credentials

Banks and government won’t ask for personal info via phone or email.


If you do get a call or an automated message from a person claiming to be a representative of a bank, a reputable business or the government, disconnect and call a phone number you have on file, on your credit card or from an official business website to verify whether they did, indeed, contact you.


Remember, do not click on links sent via text or email if you do not recognize the contact or the contact information looks questionable (e.g., an email address contains random letters and/or numbers or spelling mistakes).
